SPOTLIGHT: 157 Cushing Road Warwick RI

This week I am spotlighting my listing at 157 Cushing Road in Warwick. This charming house is deceiving in size as at almost 2,000 square feet is offers ample space for any buyer. This home has curb appeal to spare with detailed landscaping, mature trees and a desired corner lot. The backyard is fenced in to offer peace of mind to both "human" and "pet" parents. An attached garage allows space for parking, a workshop or storage.

The inside of the home has been updated but also holds on to its original charm. The modern kitchen is a home chef's dream and has extra space to allow for a home workstation. The open concept allows easy entertaining with adjoining dining room. The living room boasts a large picture window, hardwood floors and a wood burning fireplace. Three good sized bedrooms with hardwoods and one and half baths finish out the home.

Warwick was first settled in 1642 by the English who had purchased land from a local Indian tribe, the Miantonomi. Warwick has deep roots in military, nautical and industrial history. Today, Warwick is the second largest city in Rhode Island and offers something for everyone. It is home to Rhode Island's TF Green Airport and has a stop on the MBTA rail line. It is an easy ride into both Providence and Boston and only a few hours from NYC. Warwick has 39 miles of coastline and three salt water beaches. With walking trails, parks, shopping and dining, Warwick is the perfect place to buy your next home. http://www.visitwarwickri.com/visitor-info.html

Focus: Mudrooms

Yes, it's still July. But before we know it, it will be fall and back to school for the kiddos. That means backpacks, sports equipment and muddy shoes. If you are determined to stay organized this year and keep the clutter to a minimum, consider a mudroom! You don't have to add onto your house to achieve this space. You can use part of the garage, the front entry or even an existing coat closet! Here is a great article explaining the different routes you can go as well as the pros and cons:

It's not only the temperatures that are HOT!

Home from vacation. Always a tough pill to swallow. But a little less hard when you wake up to news like this!

According to the Rhode Island Association of Realtors, June was the busiest month for Rhode Island home sales in 16 YEARS!! The Providence Journal says,

"The 1,094 single-family house sales represent a 16-percent increase from June 2014, according to the Rhode Island Association of Realtors. June also saw a 3-percent increase in R.I.'s median house sales price over the same month last year."

This is great news for both buyers and sellers! And it applies to all property types including single family homes, condominiums as well as multi family houses. And we are also seeing a decrease in number of distressed homes which is also a great sign of a growth in the market.

I would encourage you to read the article on your own and if you are someone you know is looking to buy or sell a home to contact me today! Let's keep this trend going!

The Money Pit...?

We all know that great Tom Hanks' comedy. A young couple buys a multi-million dollar mansion for a fraction of the price. The catch? It's essentially falling down. Upon moving in everything starts to fall apart; they even realize that they inherited a "raccoon" with the purchase! Endless checks are written, scam artist contractors are hired and their relationship almost ends, all because of this "Money Pit". Thankfully, like most Hollywood films, it all gets wrapped up with a fairy-tale ending for the couple who get married and live happily ever after in their older (now repaired) home.

Older homes offer many things that new construction doesn't. The charm that they offer often is not found in some of the "cookie cutter" new homes that hit the market. But homebuyers are right in having concerns when it comes to buying an older home. Often times they can come at a smaller price tag but if you don't do your due diligence, it could end up costing you more money in the end. Here is a great list of things to look for when on the search for a "Classic Crib" that will help you find the home of your dreams and not your nightmares!

Welcome Home, First Time Home Buyers!

I came across this great article and had to share with you all! Like the title says, it is a list of the top 10 states for first time homebuyers. Not only were five of them in New England, Rhode Island came in 3rd with Massachusetts coming in 5th!! This is great news for the area and for potential buyers.

The article supports this by citing foreclosure rates, monthly housing payment gaps between renters and homeowners as well as some of the fantastic first time homebuyer programs that both Rhode Island and Massachusetts have to offer.

I really encourage you to take a look for yourself- it's a quick and informative read.

Hope you all are finding ways to stay cool during this heat wave!
